Where?

You know how "they" say the most important thing about buying property is the location? Well, while I agree that it's certainly up there in terms of protecting one of the most important (and largest) investments you'll ever make, I think that your surrounding community (neighbours, amenities, services) is just as important.  

Anyhooooo....

Back to location... ah yes. Brunning Street. A mere 20 metres from being Elwood (across Brighton Road), but East St Kilda and its postcode identical twin Balaclava is more than just a name.

In the coveted Map 58 of the Melway street directory, a mere 6km south of the CBD, stone throw from St Kilda and Elwood Beaches, Albert Park Lake and all the vibrant eating, drinking and live music venues the area is renown for, getting there is just so easy:

Trains:
Brunning Street is pretty much smack bang in the middle of Balaclava and

Ripponlea train stations on the Sandringham line. Walking to either will take you around 6 mins.

Carlisle Street Trams:
Routes: 3 City to Malvern, 3a City to Malvern East and 16 to Kew

Chapel Street Trams:
Routes: St Kilda 78 & 79 to Richmond,

Brighton Road Trams:
67  City to Carnegie


So not only is it easy to get to from just about anywhere in the Melbourne public transport network, it's a hop skip and a jump to The MCG, Etihad Stadium, shopping on Chapel Street and the CBD - all this is on your doorstep.

*a note regarding the proximity to the train line at the end of the street: The Sandringham line does not carry freight or diesel trains - just commuter ones. So no late night heavy vehicle noise at all. The noise impact is so insignificant that we wouldn't hesitate living this close to a train line again. Like I said, we are so sad to be leaving this spot - period.
